What are HSBC energy-efficient home mortgages?

HSBC energy-efficient home (EEH) mortgages offer an incentive if you're thinking of buying a new home or moving your existing mortgage to HSBC. To be eligible, the property must have an in-date Energy Performance Certificate (EPC), or a Predicted Energy Assessment (PEA), with a rating of A or B.

You could get cashback on the mortgage if the property meets HSBC's EEH criteria.

How to find out if a property is energy efficient

Energy performance ratings

An Energy Performance Certificate (EPC) indicates how energy-efficient a property is, rating it from A (extremely efficient) to G (least efficient). EPCs are valid for 10 years, so your home (or a property you're thinking of buying) may already have one.

View an EPC for a property in England, Wales or Northern Ireland.

There’s a different service to find an energy certificate for a property in Scotland.

You will not need to provide an EPC as part of your application, but the property must have one - with an A or B rating.

For properties that are still under construction, a Predicted Energy Assessment (PEA) is used. It rates the property based on its design and planned materials. It is provided by the builder or developer of the property.

If you want to use an HSBC energy-efficient home mortgage to buy a property under construction, you'll need to provide a copy of the PEA (with a rating of A or B) during your application.

You might be able to use an HSBC energy-efficient home mortgage if you are:

  • A first-time buyer
  • Someone looking to move house
  • A homeowner looking to remortgage to HSBC

What are the eligibility criteria?

To apply for an HSBC energy-efficient home mortgage, you'll need to make sure:

  • You're a UK resident
  • You're aged 18 or over
  • The property has an in-date EPC or PEA certificate
  • The certificate has an A or B rating
  • Your application is for a residential property
  • Your application is for a new purchase, home moving, or remortgaging

Rates information

We offer both fixed-rate and tracker mortgage options.

Fixed-rate means your monthly payments will stay the same until the end date of the fixed-rate period, even if interest rates change.

Tracker mortgages have a variable rate that rises or falls with the Bank of England base rate. With a tracker mortgage, your monthly payment can go up or down. Our tracker mortgages are available over a 2-year period.

Representative example

A repayment mortgage of £175,485.41 payable over 28 years initially on a fixed rate for 2 years at 5.75% and then on our current variable rate of 6.99% (variable) for the remaining 26 years would require 24 monthly payments of £1,052.59 and 311 monthly payments of £1,185.25 plus one final payment of £1,188.83.

The total amount payable would be £395,358.74 made up of the loan amount plus interest of £219,578.33 and a solicitors fee of £295.

In this example, the overall cost for comparison is 7.0% APRC representative.
