It's worth considering what your loan-to-value (LTV) will be. Your LTV is the ratio between the amount of the loan you take out and the value of your property as a whole, as a percentage.

A low LTV ratio is good news because the rates available are likely to be lower than higher LTV mortgages. For example, a £100,000 property with an £80,000 mortgage = an 80% LTV.

Representative example

A repayment mortgage of £112,175.86 payable over 25 years initially on a fixed rate for 2 years at 4.29% and then on our current variable rate of 7.60% (variable) for the remaining 23 years would require 24 monthly payments of £610.49 and 275 monthly payments of £821.62 plus one final payment of £819.12

The total amount payable would be £245,710.38 made up of the loan amount plus interest of £129,240.52 a booking fee of £3,999 and a solicitors fee of £295.

In this example, the overall cost for comparison is 7.7% APRC representative.
